Avalon occupies the northern half of Seven Mile Island and is unusual among Jersey Shore towns for two reasons. The first is its dunes: the north end carries a genuinely high dune ridge with a maritime forest behind it, which shelters the houses in a way that flat barrier-island towns cannot. The second is the scale of rebuilding. Since the 1990s a large proportion of Avalon’s older cottages have been demolished and replaced with substantial elevated houses, three stories and more, with window schedules running to forty or fifty openings and a lot of fixed glass placed specifically to hold a view. Those houses are also empty for most of the year. A leak, a failed seal or a dropped sash can go unnoticed from October to May, and by then it is no longer a window problem.
