The signs
Usually, nobody just wakes up and decides to replace their windows. It starts with something smaller and easy to ignore.
The clearest sign, and the one people mention last. If there is a chair nobody sits in between November and March, the window beside it is usually why.
You cannot wipe it off, because it is inside the glass. The seal holding the two panes together has failed, and the insulating gas between them has gone. That unit will not recover.
Cold air spilling off the glass, or moving through the frame. On older units it is more often the frame than the glass.
Traffic, a school run, a train line. Single glazing does very little to stop it, and most people stop noticing until it is gone.
Water is getting in somewhere. The paint is the symptom; the sill and the framing behind it are where the damage actually is.
What is actually going on
A double-glazed unit is two panes with a sealed cavity between them, usually filled with argon. The seal is a consumable — it flexes every time the glass warms and cools. When it fails the gas escapes, moist air replaces it, and the unit becomes a single pane with a gap. This is what the fog is.
On an older window, more heat is usually lost around the unit than through it — through gaps between the frame and the rough opening, through worn weatherstripping, through sash channels that no longer close tight. It is why a new pane of glass in an old frame changes so little.
Wood swells, dries, and swells again. Joints open. Sills hold water instead of shedding it. Once moisture reaches the framing behind the window, the window is no longer the whole problem — and every year of delay makes the repair larger.
Why it is worth considering
Most homeowners start thinking about windows because of energy bills. Almost all of them, afterwards, talk about something else.
This is the one people mention first once it is done. A room that was cold in one corner, or too loud to read in, becomes a room you use again. It is difficult to value in advance and obvious afterwards.
Sealed, insulated units cut airborne noise substantially, and thicker or laminated glass more again. On a busy road this is often the change people notice most. The warmth is the same seal doing a second job, plus glass that is no longer cold to sit beside.
Building egress codes require bedroom windows to open wide enough to climb out of in the event of fire or emergency. Plenty of older homes with original window units, and plenty of poorly designed replacements, do not meet that. It is worth knowing which of yours do.
Original single-pane windows are one of the first things a buyer prices in. Replacements do not have to be new to help; they have to be sound.
The U.S. Department of Energy puts heat gained and lost through windows at 25–30% of residential heating and cooling energy use. How much of that you recover depends on what you have now, what replaces it, and how well it is fitted.
Why someone should look properly
You can see a foggy pane from your sofa. Most of what determines the right answer is not visible from there.
Houses move. A hundred-year-old opening is rarely square, plumb or the same size as the one next to it. Every opening gets measured individually, because a unit ordered to a nominal size does not fit a real hole.
Soft framing, a rotted sill, an old leak nobody knew about. These change the job, and finding them before ordering is the difference between a day of work and an argument.
A thorough look often finds that three units are failing and the rest have years left. Replacing all twenty because it is easier to quote is not the same as recommending it.
A north-facing wall, a west-facing wall taking afternoon sun, and a bathroom needing ventilation want different glass and different opening types. That decision is made standing in the room.
Sightlines, grille patterns, sash proportions, and in some towns a review board. Matching what is there is a design question, and it is easier answered in the house than over a phone.
Why installation decides it
This is the part of the job nobody shops for, and the part that determines whether any of the rest was worth paying for. The best unit made will leak, stick and lose heat if the opening it sits in was prepared carelessly.
A unit set even slightly out of true will bind, seal unevenly and wear at one corner. Shimming it correctly in an opening that is not square is the skill the whole job rests on.
Sealant alone always fails eventually. Correct flashing assumes water will get behind the trim and gives it a path back out. This is the single most common thing done wrong, and the most expensive to discover later.
There is always a gap between the unit and the rough opening. Left empty, or packed too tight with the wrong foam, it undoes much of what the new window was bought for.
Trim, casing and finish are what you actually look at every day. A technically sound installation that leaves ragged plaster is not a finished job.
Window warranties generally exclude failures caused by improper installation. The paperwork protecting your purchase depends on the fitting, which means the installation is not separate from the product — it is part of it.
