Ocean City was founded in 1879 by Methodist ministers as a Christian seaside resort, and it has kept parts of that inheritance — it remains a dry town — along with a century of frame cottages built for families who came down for the whole summer. What has changed, and changed enormously since the 1990s, is the built form. Lot by lot, the single wide cottage has been demolished and replaced by a pair of mirrored duplex units three or four stories high, so a great deal of the island is now new construction with very large window schedules. Older stock survives in patches, particularly toward the north end and in the blocks off the boardwalk. And the western half of the island, along the back bay, floods on high tides that have nothing to do with a storm.
On duplex and new-build work we schedule the whole building at once so both halves match exactly and the elevations line up. Upper-floor assemblies are specified for the pressures they actually see at that height. On the older cottages we build to the original opening and keep the sash proportion. Ground-level and bay-side openings are detailed for water that arrives regularly rather than rarely.
